Seguros Unimed<\/strong> plans to launch a BRL1b real estate fund to accelerate the construction of new hospitals in Brazil.<\/p>\n\n\n\n

(Terra<\/a>) A Seguros Unimed, grupo segurador e bra\u00e7o financeiro do sistema de cooperativas m\u00e9dicas da Unimed, quer acelerar a constru\u00e7\u00e3o de novos hospitais para os pr\u00f3ximos anos, evitando perder espa\u00e7o para concorrentes como a Rede D’Or e a Hapvida. Para isso, a empresa aposta na cria\u00e7\u00e3o de um fundo imobili\u00e1rio centralizado para captar dinheiro e distribuir para suas cooperativas. A ideia \u00e9 operar diretamente em cidades importantes que a companhia n\u00e3o possui opera\u00e7\u00e3o relevante, como S\u00e3o Paulo, Bras\u00edlia e Salvador. A ideia \u00e9 levantar mais de R$ 1 bilh\u00e3o.<\/p>\n\n\n\n

\u00c9 um movimento que a companhia j\u00e1 vem fazendo por meio da InvestCoop Asset Management, gestora de recursos financeiros do Sistema Unimed, criada em 2020. Por meio dele, a companhia captou R$ 101,7 milh\u00f5es para construir o hospital Unimed Campina Grande (PB), que ser\u00e1 o 150.\u00ba administrado pelo Sistema Unimed.<\/p>\n\n\n\n

Padroniza\u00e7\u00e3o<\/strong>
De acordo com Helton Freitas, presidente da Seguros Unimed, um fundo nacional vai ajudar a criar uma uniformidade entre as cooperativas da Unimed espalhadas pelo Brasil, que possuem gest\u00f5es independentes. Em 2015, por exemplo, houve a insolv\u00eancia da Unimed Paulistana, mas o fato n\u00e3o impactou a opera\u00e7\u00e3o das outras cooperativas e os benefici\u00e1rios afetados foram incorporados pelo Sistema Unimed.<\/p>\n\n\n\n

“Somos uma cooperativa para o bem e para o mal. Temos um car\u00e1ter democr\u00e1tico e trabalhamos com responsabilidade social e tem uma s\u00e9rie de pontos positivos. Por outro lado, existem momentos em que os processos s\u00e3o muito lentos e esse fundo nacional ajudaria nessa expans\u00e3o”, diz Freitas.<\/p>\n\n\n\n

Para acelerar a expans\u00e3o dos hospitais pr\u00f3prios, a ideia da Seguros Unimed \u00e9 que para utilizar recursos do fundo para uma constru\u00e7\u00e3o, a cooperativa interessada entre com metade do dinheiro. “O R$ 1 bilh\u00e3o \u00e9 a parte do fundo para toda a Unimed. Ser\u00e1 necess\u00e1ria uma contrapartida, e o total de investimento vai para R$ 2 bilh\u00f5es”, diz Freitas.<\/p>\n\n\n\n

Crescimento<\/strong>
O setor de sa\u00fade tem sido palco de diversas aquisi\u00e7\u00f5es nos \u00faltimos anos, lideradas principalmente pela Rede D’Or e pela Hapvida, que se fundiu \u00e0 NotreDame Interm\u00e9dica neste ano. Por isso, Freitas afirma que para se manter competitiva, a Unimed \u00e9 precisa colocar o p\u00e9 no acelerador.<\/p>\n\n\n\n

“Estamos em um verdadeiro jogo de estrat\u00e9gia. Precisamos nos fortalecer onde temos for\u00e7a e atuar mais onde n\u00e3o temos relev\u00e2ncia, como em S\u00e3o Paulo, Bras\u00edlia, Salvador e S\u00e3o Lu\u00eds”, diz o executivo. Aquisi\u00e7\u00f5es, por\u00e9m, n\u00e3o est\u00e3o no radar e Freitas afirma que o foco est\u00e1 na constru\u00e7\u00e3o de novos espa\u00e7os.<\/p>\n\n\n\n

No ano passado, o faturamento da Seguros Unimed fechou em alta de 6,8%, a R$ 4,3 bilh\u00f5es, com um lucro l\u00edquido de R$ 93,8 milh\u00f5es.
